Apply for a Property
We're here to make your rental experience as smooth and straightforward as possible. Our approval process is designed to be efficient and transparent.
First, you’ll complete a quick pre-application form with basic information. This helps us determine if you meet our initial qualifications based on your income and other details. If you qualify, you can then request a showing of one of our available properties. If you decide to move forward, you’ll fill out a formal application.
1. Pre-Application Form
Kick things off by filling out a quick pre-application form. This helps us check if you meet our initial qualifications based on your income and other details.
2. Get Approved & Schedule a Showing
Once we review your pre-application and it’s conditionally approved, we’ll send you an email. After that, you can schedule a property showing at a time that works best for you. Our team will coordinate with you to set up a convenient appointment.
3. Fill Out the Formal Application
If you like what you see and want to move forward, we’ll ask you to complete a formal application. We can email it to you or provide a hard copy when you view the property. Each adult (18 years and older) needs to submit their own application. Make sure to fill out everything clearly to avoid any delays.
4. Gather the Required Documents
Here’s what you’ll need to provide:

Identification

Government-issued ID (like a driver’s license).

Proof of Income

If employed: A letter of employment, your Notice of Assessment, and T4.

If self-employed: Your previous year’s Notice of Assessment (NOA).

If retired: CPP/OAS deposit statements or savings/investment account statements.

If unemployed: Proof of government support or a guarantor’s application with their supporting documents.

Recent Pay Stubs: Two recent pay stubs, if applicable.
5. Submit Your Application
Send your completed application and all the required documents to our secure email at info@bluewaterlake.ca
Don’t forget to include the property you’re applying for in the email subject line and label all documents clearly (e.g., "John Doe Proof of Income").
Please note, if you sign and agree to a credit check, we will pull a credit report on all applicants
5. Submit Your Application
We'll review your application within five - ten business days.
Accepted: Congratulations! The next steps include signing the lease, providing a deposit, showing proof of renter’s liability insurance, and switching utilities to your name. We’ll also need a refundable key deposit when you receive your keys.
Declined: Please note that we are not obligated to provide reasons for our decision.
